Dues and ShareS

Because we are incorporated as an association there are annual dues that are assessed to assist with the upkeep of the lake and common community areas.  The payment of annual dues designates you as a member in good standing which allows you as CAHA members rights to use the lake, gives you a vote in annual Town Hall meetings, which are held to elect a volunteer Board of Directors, and permits you to attend meetings of the Board of Directors. A "share" was issued to each property owner when CAHA was incorporated for a one-time purchase price.

Share Price - Paid once upon CAHA's incorporation in 1999

Non - Lakeside: $300.00

Lakeside: $450.00

The share is attached to each piece of property in the subdivision and follows the property as ownership changes. If you are a CAHA property owner, you are also a shareholder.

There should be a certificate with your home when you purchased it. If you don’t have a certificate, you may contact the CAHA Secretary for a replacement. However, the owners of each residential property in CAHA are considered shareholders.

A resident owner, with membership dues paid to-date, qualifies for a $26.66 per month discount in the water bill, reducing it from $73.33 to $46.67 per month. (See Water System/Rates)

Annual Dues

Non - Lakeside: $190.00

Lakeside: $270.00

These are the annual dues paid by members to maintain a voting right in the business of the association and to provide working capital to maintain the lake and other common areas of the subdivision.

Dues must be paid annually by the end of April to be a member in good standing.  If dues are not paid the water rate goes to $73.33 per month and voting rights, as well as lake use privileges, are lost.

If dues are not paid for one year and the shareholder would like to pay them the following year, they will have to pay the amount in arrears from the prior year(s) to be considered a member in good standing.
